Common questions
Do I need tax returns or pay stubs?
No. A DSCR loan qualifies on the property's rent compared with its monthly payment (principal, interest, taxes, insurance, and any HOA).
What DSCR do I need?
Many programs look for 1.0 or higher, meaning the rent covers the payment. Some allow lower with more down. We'll tell you which fits your deal.
How much do I need to put down?
Plan on 20% down plus about 6 months of payments in reserves.
How fast can I close?
About 30 days is typical, depending on the appraisal and title.
Can I close in my LLC?
Yes. Most investors close in an LLC. You can also close in your personal name.
Will this hurt my credit?
No. The questions above don't pull credit. We only pull credit later, with your OK.
What's the difference between a DSCR loan and a regular mortgage?
A regular mortgage qualifies you on your personal income and debts. A DSCR loan qualifies the property on its rent, so self-employed investors and people with several rentals often find it easier.
Can I use a DSCR loan for a short-term rental?
Often, yes. Short-term rentals are reviewed case by case. Tell us about the property and we'll check which programs fit.
